UAD 3.6 Appraisals
Overview
Carrington is preparing to accept appraisal files in UAD 3.6 ahead of the November 2, 2026 deadline.
UAD 3.6 introduces a significant change to appraisal reporting, replacing static forms with a dynamic report that adapts based on property type and lender requirements.
All NQM Products, Fannie Mae and Freddie Mac
To ensure a smooth transition, Carrington will roll out UAD in phases over the coming weeks. The first phase of selected broker partners will begin on October 1, 2026, allowing us to monitor implementation and provide support as needed.
Effective October 15, 2026, all new appraisal submissions must be delivered in UAD 3.6 format. Our goal is to have all partners fully transitioned by this date.
Beginning October 8, 2025 appraisal fees will be adjusted, as necessary, to account for any third party costs associated with the new UAD 3.6 appraisal requirements.
We will continue to accept transferred appraisals until October 30, 2026.
Your Account Executive will contact you directly with your scheduled UAD 3.6 rollout date.
FHA, VA, and USDA loans
Carrington will continue to follow agency specific guidance regarding UAD 3.6 implementation. FHA has announced an option transition period prior to the GSE mandatory date but has not yet published implementation dates. VA and USDA have not announced mandatory transition date accepting UAD 3.6 appraisals
Until further information is provided, Carrington will continue to accept 2.6 on government products.
